Report Orders
Reports are delivered within 1-3 minutes after purchase, depending on the amount of data we find. You'll receive an email with a link to view your report online, plus the option to download it as a PDF.
Each 40+ page report covers four key areas:
- Property Overview – PropertyScore, ownership and value history, listing details
- Structure & Condition – roof assessment, permit history, projected repairs

We have data for every property in the United States, including vacant land. If we somehow can't generate a report for a specific address, you won't be charged.
Absolutely. Reports can be ordered for any property, you don't need to own it. They're designed for prospective buyers, investors, and anyone researching a property. Reports don't include personal information about property owners.

Yes. While your report is linked to your account, you can download the PDF and share it like any other document.
Reports remain accessible for 120 days to ensure you're viewing current data. After that, you can still download the PDF from your account anytime.

Understanding Your Report
Our valuations are estimates based on recent sales, property characteristics, and market trends. They're useful for general guidance but shouldn't replace a professional appraisal for lending or legal purposes. Note, we also provide replacement costs data which will be the same or very close to the estimates insurance underwriters would use.
PropertyScore is our proprietary rating that combines risk exposure, neighborhood quality, property condition, and market dynamics into a single score from 300-850 — similar to a credit score. Higher is better.
We analyze data from multiple sources including event history, severity, and frequency. We model each risk using a combination of machine learning, geospatial analysis, and traditional statistical methods. Each risk is scored relative to national averages, so you can quickly see how a property compares to others.
Data availability varies by location. Some municipalities don't digitize permit records or share data publicly. We're constantly expanding our sources.
We aggregate data from over 90 sources and strive for accuracy, but errors can occur. If you find incorrect information, contact us with the details and we'll investigate.
Original data generally comes from public records, MLS listings, government databases, satellite imagery, third-party providers, internal data collection efforts, and proprietary risk models. We then do considerable work to standardize, transform, and draw insights from the data to present it in a way that is easy to understand and use.
Update frequency varies by source. Property characteristics and ownership records are updated regularly with much of our other data checked daily. Some historical data is static by nature.
No. PropertyLens provides data-driven insights about a property, but it doesn't replace a physical home inspection. We recommend using both for thorough due diligence.
