How are 2-year repair costs calculated?

What data goes into the estimate
- Building permits filed with the local assessor, including HVAC installations, electrical upgrades, plumbing work, and roof replacements. Permit dates help us determine when a system was last serviced or replaced.
- MLS listing history and property disclosures, which often note recent upgrades, known defects, or system ages mentioned by previous sellers.
- Property characteristics like year built, square footage, foundation type, and construction materials from county assessor records. These tell us what systems are present and their expected lifespan.
- Aerial and satellite imagery spanning multiple years, analyzed for visible changes to the roof, exterior, and surrounding property that may indicate deferred maintenance.
- Regional cost data for labor and materials, adjusted for your local market so replacement estimates reflect what you would actually pay.

How the estimate is produced
For each system, we cross-reference permit history, property age, and known material lifespans to estimate where the system is in its lifecycle.
