Bob Frady 00:01:00: Let's get to it, shall we?
John Siegman 00:01:03: Let's.
Bob Frady 00:01:04: You go into property land, you get a property, land
Bob Frady 00:01:05: report, you pay all that good stuff.
Bob Frady 00:01:08: And then you'll see this screen, it'll have a picture
Bob Frady 00:01:10: of the house, yada, yada, yada.
Bob Frady 00:01:12: We skip all that part and get to the good stuff.
Bob Frady 00:01:15: We're looking at 54 Stone Road in Sudbury, Massachusetts.
Bob Frady 00:01:18: Three bedrooms, five bathrooms, 1400 square feet, according to the assessor.
Bob Frady 00:01:24: and we pulled this report just today.
John Siegman 00:01:26: What we see is that estimated repair costs, it's like nothing.
John Siegman 00:01:31: That's pocket change stuff must be new.
John Siegman 00:01:34: That is excellent news.
Bob Frady 00:01:37: Look at this.
Bob Frady 00:01:37: Everything new, new, new, new, new, new, new, new, new.
Bob Frady 00:01:45: In the roof.
Bob Frady 00:01:46: Says it's seven years old, which is interesting.
Bob Frady 00:01:50: but let's see why that's the case.
Bob Frady 00:01:55: so that's cheap.
Bob Frady 00:01:56: That's great.
Bob Frady 00:01:57: Normally when you have a house, there's always some sort of repair.
Bob Frady 00:02:00: And not to say that these systems won't fail, but what we're saying is that these
Bob Frady 00:02:05: systems are youthful against a relatively long lifespan, so they shouldn't fail.
Bob Frady 00:02:12: All systems fail at some point, but these look pretty good.
Bob Frady 00:02:20: All right.
Bob Frady 00:02:21: What are some of the key findings that we have?
John Siegman 00:02:24: Well, it's at high risk for toxic exposure, which
John Siegman 00:02:27: could be TFAs, could be mold, could be, a number of different things.
John Siegman 00:02:34: In this case it is TFAs, it's also radon.
John Siegman 00:02:37: And this house has a basement.
John Siegman 00:02:38: So radon definitely wanna check for that.
John Siegman 00:02:42: TFAs, you might have the water tested, 'cause they may be around.
John Siegman 00:02:47: But you know, I think overall, let's check berate on.
John Siegman 00:02:52: And check for the PFAS.
Bob Frady 00:02:55: Yep.
Bob Frady 00:02:55: Question point number one, and this pays for a dozen different property
Bob Frady 00:03:01: loans reports, get a radon test.
Bob Frady 00:03:03: Radon is a naturally occurring gas.
Bob Frady 00:03:05: You can't smell it.
Bob Frady 00:03:06: It doesn't light on fire, but it does give you cancer if
Bob Frady 00:03:09: you're around it long enough.
Bob Frady 00:03:11: So get.
Bob Frady 00:03:12: A radon test before you buy the house.
Bob Frady 00:03:15: It's a simple venting process, but you gotta make sure there's a system in place.
Bob Frady 00:03:20: Here's something interesting when you look at the picture on this location, and
Bob Frady 00:03:23: we'll see the pictures a little bit later.
Bob Frady 00:03:25: It looks brand new, but this property is actually 65 years old.
Bob Frady 00:03:31: It's older than us now.
Bob Frady 00:03:33: Everything is new.
Bob Frady 00:03:35: The property appears to have been purchased and resold in
Bob Frady 00:03:38: less than a year and a half, which to us may indicate a flip.
Bob Frady 00:03:42: Now, John, let's talk about flips for a second.
Bob Frady 00:03:45: What are the pros and cons of a flip?
John Siegman 00:03:48: Pros?
John Siegman 00:03:49: Everything's new or almost everything's new and somebody's
John Siegman 00:03:55: gone in, they've made it.
John Siegman 00:03:59: in this case, as we saw, all the systems are new.
John Siegman 00:04:03: I mean, it is new, new, new, new, new.
John Siegman 00:04:05: Downside is that a lot of times, not a lot of times there are great
John Siegman 00:04:09: flippers out there that put a lot of effort and make everything perfect.
John Siegman 00:04:14: But as with anything, there are a few flippers that aren't so great and
John Siegman 00:04:19: it's really hard to tell if you've got a great one or not so great one.
John Siegman 00:04:23: 'cause most people aren't skilled in the trades.
John Siegman 00:04:26: So, at times it becomes something that's a little bit harder to ensure because.
John Siegman 00:04:34: There's a lot of question about the work.
John Siegman 00:04:36: Did they pull the right permits?
John Siegman 00:04:37: There's all sorts of stuff that's gotta be answered.
Bob Frady 00:04:40: Listen, the house looks lovely.
Bob Frady 00:04:42: We're casting no aspersions about this, but this may be a flip and
Bob Frady 00:04:47: flips require extra attention.
Bob Frady 00:04:49: You get wowed by all the prettiness of the house.
Bob Frady 00:04:54: But sometimes beautiful people, they come with issues just, they might be just
Bob Frady 00:05:00: outta surgery, but there's still issues.
Bob Frady 00:05:02: So this house looks like it might be a flip or a complete renovation,
Bob Frady 00:05:07: maybe, possibly even a tear down.
Bob Frady 00:05:09: So we give you a bunch of different questions to ask,
Bob Frady 00:05:13: When was all this stuff done?
Bob Frady 00:05:14: Confirm the seller that, that it's been renovation.
Bob Frady 00:05:17: Well, the permits pull, was it under a licensed contractor?
Bob Frady 00:05:20: The bedrooms and bathrooms don't match the tax assessments.
Bob Frady 00:05:23: So, you've got a lot of issues in here that you don't necessarily,
Bob Frady 00:05:29: see when you walk up and go, wow, this place is beautiful.
Bob Frady 00:05:32: So, but the house was built earlier and it looks like
Bob Frady 00:05:37: everything's in great condition.
Bob Frady 00:05:38: This house looks spectacular.
Bob Frady 00:05:40: Still got a check though.
Bob Frady 00:05:43: from an insurance standpoint, looks pretty insurable.
Bob Frady 00:05:46: Nothing too bad around here, between $840 and $1,700 to, replace it.
Bob Frady 00:05:53: But that's based on the old square footage.
Bob Frady 00:05:55: It might cost more with the new square footage 'cause
Bob Frady 00:05:58: this shows 1400 square feet.
Bob Frady 00:06:00: That house a little bit bigger than 1400 square feet or a lot, a bit bigger.
Bob Frady 00:06:05: A lot of, bit bigger.
Bob Frady 00:06:07: So it's, let's see, it was built in 1960 originally, and looks like it
Bob Frady 00:06:14: was completely renovated last year.
Bob Frady 00:06:16: Let's see if there's anything in the description.
Bob Frady 00:06:19: It's a stunning new contemporary.
Bob Frady 00:06:21: Now it's five bathrooms, four bedrooms, room for three bedrooms on the second
Bob Frady 00:06:26: floor, laundry hookups on the second floor, which will cost you when
Bob Frady 00:06:29: it comes to insurance in a garage.
Bob Frady 00:06:31: So the list price is $2,200,000.
Bob Frady 00:06:34: It was last sold in 2023 for $640,000.
Bob Frady 00:06:38: So yeah, it's a flip.
Bob Frady 00:06:43: it was sold in October of 2023.
Bob Frady 00:06:46: Listed a year later for $2,200,000 and
Bob Frady 00:06:53: it's come down a whole $3,000 since then.
Bob Frady 00:06:53: Yeah, bargain pricing, $2,100.
Bob Frady 00:06:57: It is Nelson again, casting no aspersions about this house.
Bob Frady 00:07:01: It aggravates the crap out of your neighbor.
Bob Frady 00:07:03: 'Cause all it does is potentially drive their taxes up.
Bob Frady 00:07:06: But that said, it's a flip and that's a pretty steep difference in prices.
Bob Frady 00:07:11: So you won't look around and say, Hey.
Bob Frady 00:07:14: Are there other houses that have been flipped?
Bob Frady 00:07:15: Are you gonna have the most expensive house on the street?
Bob Frady 00:07:18: that's, that's something to consider, but it's a beautiful house.
Bob Frady 00:07:22: Oh, it's beautiful.
Bob Frady 00:07:23: Yeah.
Bob Frady 00:07:24: property values have gone up.
Bob Frady 00:07:26: This, those values are gonna go up again.
Bob Frady 00:07:28: So, taxes do rise on a regular basis.
Bob Frady 00:07:32: Here, you can see that even with the same house from 2015 to 2020,
Bob Frady 00:07:37: the taxes went up almost 40%.
Bob Frady 00:07:41: So.
Bob Frady 00:07:42: It went up pretty, pretty significantly, and then you get the pictures and it's
Bob Frady 00:07:45: holy cow, this place is beautiful.
Bob Frady 00:07:47: So the workmanship looks great, it looks fantastic.
Bob Frady 00:07:52: What a beautiful home.
Bob Frady 00:07:53: Home.
Bob Frady 00:07:53: It always looked good in pictures.
Bob Frady 00:07:55: Listen, I wouldn't be the first one to, to fall prey to a good
Bob Frady 00:07:58: looking face, that's for sure.
Bob Frady 00:08:00: So, damaging events, not too bad.
Bob Frady 00:08:03: We got a little hail here back in 2015, was a little bit more severe than,
Bob Frady 00:08:09: usual in another hail storm in 2020.
Bob Frady 00:08:13: And the prior owner wouldn't know about either one of these 'cause they didn't
Bob Frady 00:08:16: own the house that far ago, that long ago.
Bob Frady 00:08:20: Oh, look at this.
Bob Frady 00:08:21: You can see that the, in April.
Bob Frady 00:08:24: What are they doing?
Bob Frady 00:08:26: They're building a house.
Bob Frady 00:08:27: They're building a house.
Bob Frady 00:08:28: So, and then if we go back even further to 2023, there's the
Bob Frady 00:08:34: hou, there's the old house.
Bob Frady 00:08:36: There's the old house, there's a new house.
Bob Frady 00:08:38: That's a different, completely different roof.
Bob Frady 00:08:41: Yep.
Bob Frady 00:08:43: So now what's interesting about this is it is a different roof and this
Bob Frady 00:08:47: roof age is a little bit, Incorrect and that we say it's seven years old.
Bob Frady 00:08:53: It's probably newer than that because, and we'll see why, shortly, but
Bob Frady 00:08:59: it's got plenty of life left in it.
Bob Frady 00:09:00: It's a shingle roof.
Bob Frady 00:09:01: If you did after replacement, it's about $20,000 to replace this roof.
Bob Frady 00:09:07: It's in really good condition.
Bob Frady 00:09:08: It's got medium exposure,
Bob Frady 00:09:13: no staining, no algae, all sorts of, it's about a 2,500 square foot roof.
Bob Frady 00:09:19: Drain, good drainage on the soil.
Bob Frady 00:09:23: Little bit of termite risk in this area.
Bob Frady 00:09:25: Termites is, its wood construction, but otherwise it's great.
Bob Frady 00:09:30: soils are good, soft water, which is nice.
Bob Frady 00:09:35: Here's what we see.
Bob Frady 00:09:38: We go to permit history building permits are required in Sudbury Mass.
Bob Frady 00:09:42: The first thing we tell you is what the requirement is.
Bob Frady 00:09:44: The second is, well, you want more information?
Bob Frady 00:09:46: There you go.
Bob Frady 00:09:47: This is why we think the roof is seven years old, is because we reroute.
Bob Frady 00:09:52: This house was Reroofed in 2018,
Bob Frady 00:09:56: and guess what?
Bob Frady 00:09:57: But what don't you see here?
John Siegman 00:09:59: I don't see any of the permits for all of
John Siegman 00:10:03: the stuff that's been done.
Bob Frady 00:10:05: Exactly.
Bob Frady 00:10:07: Exactly, no building permits for this stuff.
Bob Frady 00:10:11: So this is a red flag.
Bob Frady 00:10:14: Now the house looks beautiful and there may be permits, and for some
Bob Frady 00:10:17: reason they just got mixed up.
Bob Frady 00:10:19: Whatever.
Bob Frady 00:10:19: Maybe the address, who knows anything could have happened.
Bob Frady 00:10:23: But the first thing you have to do is to make sure that
Bob Frady 00:10:26: all that work was permitted.
Bob Frady 00:10:28: And if it wasn't permitted, have the city inspected to
Bob Frady 00:10:31: make sure that it's up to code.
Bob Frady 00:10:33: It's just, there's, there's no permits here.
Bob Frady 00:10:35: I mean, we have permits for this location.
Bob Frady 00:10:37: No permits for this.
Bob Frady 00:10:39: All new renovation stuff.
Bob Frady 00:10:40: And why don't flippers get permits, John?
John Siegman 00:10:44: Well, permits cost money.
John Siegman 00:10:46: And, and money, the more you spend, the less profit there is on the house.
John Siegman 00:10:52: So, and pro and permits take time and they take time.
John Siegman 00:10:56: It slows down the process.
John Siegman 00:10:58: It is not quick.
Bob Frady 00:11:00: Yep.
Bob Frady 00:11:01: So luckily no flood risk here.
Bob Frady 00:11:05: None, no.
Bob Frady 00:11:06: Great.
Bob Frady 00:11:08: year away from the US Hydro year flood zone.
Bob Frady 00:11:12: No LOMAs and LOMRs.
Bob Frady 00:11:14: Mild climate is New England.
Bob Frady 00:11:16: You get some hurricane risk, but it happens with every 10, 20 years
Bob Frady 00:11:20: and a little bit of winter weather 'cause it's New England, Sudbury is
Bob Frady 00:11:23: a little closer to the coast, but it's still New England and just.
Bob Frady 00:11:29: Benign from a climate standpoint, very low crime.
Bob Frady 00:11:34: Great.
Bob Frady 00:11:35: for kids, no crime, no sex offenders within half a mile.
Bob Frady 00:11:42: Quality of life, that's great.
Bob Frady 00:11:44: Sudbury, great preparation for natural disasters.
Bob Frady 00:11:48: That's, it's quiet, it's not walkable.
Bob Frady 00:11:51: you're not gonna be walking to the store from here, and there's no public
Bob Frady 00:11:55: transit in this general vicinity.
Bob Frady 00:11:58: You can see it, it's nice.
Bob Frady 00:12:00: It's in middle of a nice Sudbury horse country there.
Bob Frady 00:12:04: Here's a different, EV charging stations.
Bob Frady 00:12:08: There's schools, food facilities.
Bob Frady 00:12:12: There's an airport, a little one not too far away.
Bob Frady 00:12:15: In Framingham State University is, about five miles away.
Bob Frady 00:12:20: So if a kid wants to go there, it's commutable toxic exposure.

Bob Frady 00:12:26: What does PFAS stand for?

John Siegman 00:12:28: Polyfloral alkylides.
John Siegman 00:12:29: It's the forever chemical.

Bob Frady 00:12:33: You know why it's called a forever chemical?
Bob Frady 00:12:35: 'Cause it stays forever.

Bob Frady 00:12:38: Form follows function.

Bob Frady 00:12:41: Radon risk is high at this location.
Bob Frady 00:12:43: Absolutely.
Bob Frady 00:12:43: Get a radon test for this house.
Bob Frady 00:12:46: You've got some contaminated sites down the street.
Bob Frady 00:12:50: underground storage tank at the fire department.
Bob Frady 00:12:52: Ironically enough, that's where they put the gas.
Bob Frady 00:12:55: So you can see where all the different things are.
Bob Frady 00:13:00: let's see, near a Superfund site is on Hudson Avenue.
Bob Frady 00:13:05: No leaking underground storage tanks.
Bob Frady 00:13:07: No formerly clandestine drug labs, which is nice.
Bob Frady 00:13:12: Health and safety looks pretty good.
Bob Frady 00:13:15: Let's see.
Bob Frady 00:13:16: we don't have any hydrants within 250 feet of this house, which is interesting.
Bob Frady 00:13:22: there are some within a thousand feet and there are three spire
Bob Frady 00:13:26: stations within five miles.
John Siegman 00:13:29: Well, you're out in the country.
John Siegman 00:13:30: That's not too surprising.
Bob Frady 00:13:32: You're out there a bit.
Bob Frady 00:13:36: The fire stations are close by here.
Bob Frady 00:13:37: They are.
Bob Frady 00:13:40: Estimated utility costs are about $180 a month, but that's based on the
Bob Frady 00:13:46: old square footage of the house, not the new square footage of the house.
Bob Frady 00:13:52: Carbon footprint of the utility.
Bob Frady 00:13:54: Insurability looks pretty good.
Bob Frady 00:13:56: There's a little bit of hurricane risk, so you might have a wind
Bob Frady 00:13:58: deductible, but you could talk to your local insurance agent about that.
Bob Frady 00:14:01: Or you could go down here and you can click in here and get a quote.
Bob Frady 00:14:05: There's a couple of different places that think this is an older house than it
Bob Frady 00:14:08: actually is, and here's all the details.
Bob Frady 00:14:12: So a wonderful looking home.
Bob Frady 00:14:17: Wonderful.
Bob Frady 00:14:18: So John.
Bob Frady 00:14:20: Let's say that you were looking at purchasing 54 Stone Road in Sudbury,
Bob Frady 00:14:27: MA. What are the three things that PropertyLens has showed you
Bob Frady 00:14:31: that you might not otherwise know?
John Siegman 00:14:33: Permits are lack thereof and the fact that it's a flip.
John Siegman 00:14:36: This is changing hands.
John Siegman 00:14:37: This was not bought previously to be lived in.
John Siegman 00:14:40: This was bought to make money, which is perfectly fine.
John Siegman 00:14:43: Welcome to Capitalism, but I wanna know.
John Siegman 00:14:49: we're permits pulled, and if not, what does that mean if I buy this house?
John Siegman 00:14:56: Because if the next person says, well, where's all the permits?
John Siegman 00:15:00: And then the city comes and says, this was un permitted work and you gotta rip
John Siegman 00:15:04: it all out, that's a bad experience.
John Siegman 00:15:08: Yep.
John Siegman 00:15:09: So, permits, permits, permits.
John Siegman 00:15:12: Back to flip.
John Siegman 00:15:13: I wanna have an independent inspector look at all the quality of the work.
John Siegman 00:15:17: Not saying that there's anything wrong with the quality of the work.
John Siegman 00:15:20: Probably great, looks great, but I want somebody with
John Siegman 00:15:24: independent eyes to take a look.
John Siegman 00:15:27: let's make sure that all the electrical was done right?
John Siegman 00:15:30: All the plumbing was done right?
John Siegman 00:15:32: All the roofing was done right?
John Siegman 00:15:35: HVAC systems were installed correctly.
John Siegman 00:15:38: All that good stuff.
John Siegman 00:15:41: So that's, high on my list.
John Siegman 00:15:44: Radon.
John Siegman 00:15:45: It's got a basement,
John Siegman 00:15:49: radon, number one cause of cancer.
John Siegman 00:15:53: Number two, cause of cancer for lung cancer behind smoking.
John Siegman 00:15:57: I don't think taking up smoking is on anybody's list of things to do.
John Siegman 00:16:02: But, getting lung cancer secondhand from your house, probably a bad thing.
John Siegman 00:16:09: So, I wanna make sure that they're, what the radon test said, and if it comes
John Siegman 00:16:15: back high, then you know, we're gonna negotiate putting in a mitigation system.
John Siegman 00:16:20: So that's, number two on my list, number three on my list is making
John Siegman 00:16:26: sure that everything gets lined up.
John Siegman 00:16:30: Because, if somebody comes and they say, well, here's your taxes and it's based on
John Siegman 00:16:36: this, and then all of a sudden it's not.
John Siegman 00:16:38: You're gonna have other issues.
John Siegman 00:16:40: So you wanna make sure that everything lines up between what the city has
John Siegman 00:16:46: on the house, what you have on the house, just to make sure that everybody
John Siegman 00:16:51: knows everything that's taking place.
John Siegman 00:16:54: That's what I'd do.
John Siegman 00:16:55: Looking at.
John Siegman 00:16:55: What about you?
Bob Frady 00:16:57: If I were looking at 54 Stone Road in Sudbury, Massachusetts, I would
Bob Frady 00:17:02: be looking at the following three things.
Bob Frady 00:17:05: Number one, where are the building permits?
Bob Frady 00:17:10: This is a massive renovation.
Bob Frady 00:17:12: The value of the house has gone up almost four x four x, yet
Bob Frady 00:17:17: I don't see any permits now.
Bob Frady 00:17:20: They may have been filed.
Bob Frady 00:17:21: We just don't see them.
Bob Frady 00:17:22: So that's the first thing that I would ask about.
Bob Frady 00:17:25: Number two, I would look at the radon.
Bob Frady 00:17:29: I would get a radon test for this house.
Bob Frady 00:17:30: It's not part of a standard test.
Bob Frady 00:17:33: Some agents will do it as part of listing a house.
Bob Frady 00:17:36: It's not part of a standard test.
Bob Frady 00:17:38: Make sure you get it done.
Bob Frady 00:17:39: If it comes back elevated, then put a mitigation system
Bob Frady 00:17:42: in before you buy this house.
Bob Frady 00:17:45: And then number three, I would look at the tax implication of this house.
Bob Frady 00:17:50: Taxes are gonna be higher at some point.
Bob Frady 00:17:53: taxes have gone up a lot, 40% over five years, six years in Sudbury.
Bob Frady 00:17:58: The prior, six years before the house was sold.
Bob Frady 00:18:03: They're gonna reassess you and there's gonna be a big old whack to your bill.
Bob Frady 00:18:07: So what are the tax implications of buying this house that has increased
Bob Frady 00:18:11: so dramatically in value over time?
Bob Frady 00:18:15: Number one, where are the permits?
Bob Frady 00:18:17: Number two, radon.
Bob Frady 00:18:18: Number three.
Bob Frady 00:18:18: What about then taxes?
Bob Frady 00:18:20: Because those taxes are gonna keep going up.
Bob Frady 00:18:24: Last time a municipality has reduced taxes.
Bob Frady 00:18:27: I think I still had dark hair, last time that happened, but
Bob Frady 00:18:31: otherwise it looks beautiful.
Bob Frady 00:18:34: It's geez, this is nice, beautiful house.
Bob Frady 00:18:36: Don't get blown away by the beauty all and regrettable things in the name of beauty.
Bob Frady 00:18:43: Don't let it happen to you.
Bob Frady 00:18:45: Make sure you know what's going on in that house.
John Siegman 00:18:49: Yeah.
John Siegman 00:18:49: You wanna make sure the personality matches its looks.
Bob Frady 00:18:56: This house?
Bob Frady 00:18:56: Yeah.
Bob Frady 00:18:58: Does the personality match the looks of this house?
